It is laid out as a single, very welcoming space. At the entrance, you will be greeted by a spacious living area with a fully equipped kitchen and a lounge featuring a comfortable fold-out sofa bed, perfect for relaxing after a day of exploring. The separate sleeping area provides privacy and includes a comfortable bed. A characteristic mezzanine, accessible by stairs, offers two additional single beds. The modern and functional bathroom is equipped with a shower, hairdryer, and all the essentials for a pleasant stay. Despite its compact size, it includes every comfort: air conditioning, Smart TV, washing machine, and microwave. Attention to detail and the warm atmosphere make this holiday home the perfect place for a romantic getaway, a family vacation, or a business trip. Its strategic location will let you immerse yourself in the beauty and history of Modica. In just a few minutes on foot, you can reach the historic center, where you can admire the Duomo di San Giorgio, the Duomo di San Pietro, and other monuments. Just a short walk away you will also find the striking Castello dei Conti, with its iconic clock tower overlooking the city skyline. Modica will surprise you with its cultural heritage, local cuisine — famous for artisanal chocolate — and traditions. The property is about 20 km from Marina di Modica, 30 km from Castello di Donnafugata, and 40 km from Riserva Naturale di Vendicari, near the ancient and picturesque seaside village of Marzamemi. It is also just a few kilometers from the other baroque towns of the Val di Noto. It is not accessible by car and is a 5-minute walk from Via Quasimodo, where free parking is available. The house is located in the Vignazza district, on a narrow and winding street typical of Sicilian historic centers, which weave between stone houses and historic buildings. Nearby you will find bars, supermarkets, pharmacies, restaurants, and pizzerias. The property is not recommended for guests with mobility difficulties.
